Seadog Beach House is a pet/dog friendly, owner managed (not a faceless management company) updated 3Bed-2Bath Beach house in Beacon Hill FL between Mexico Beach and Port St. Joe (south of Panama City FL) - with 2 bedrooms-1 bath upstairs, 1 bed-1 bath on main floor - kitchen quartz countertops, tiki deck/bar with new bar stools and table/chairs; fully fenced back yard for your fur babies, Gulf County beaches are also dog friendly at all hours for visitors - no permit required just keep on leashes! Boats & RVs OK; sleeps up to 9 (max 6 adults) - must be 25 years or older to rent and show copy of driver's license when requested; 9 beach chairs/recliners in storage box, 2 carts, 3 umbrellas and a 2 person sea kayak with wheels supplied along with air pump, guest room upstairs has twin over queen bunk beds, master bedroom upstairs has a new king bed/mattress Mar 2026, queen sleeper sofa in living room and futon queen bed in downstairs 3rd bedroom; dining area new table/chairs/barstools Dec 2025, updated kitchen and lots of extras plus 5 TVs - 1 block/3 minute walk to beach. All TV service is Internet streaming with free Netflix, YouTube TV, Prime Video, etc. There is a Ring doorbell at the front door so if you have any issues getting in you can contact us directly from there. Outside tiki deck with wooden table & chairs plus bench and chair cushions for 7 people for outside dining, changed bar countertops to quartz, 6 upgraded barstools Mar 2024 and added a full cabinet with drawers for sink (hot & cold water) - wonderful outdoor entertaining area with 50" smart TV - and a Weber gas grill plus a small charcoal grill so you can choose! Fire pit area has 8 new blue Adirondack chairs March 2024, with cushions inside storage bins. There is a central AC-heat unit installed May 2021. Keurig K-cup coffee brewer along with drip coffee maker for ground coffee and a coffee grinder, Nespresso cappuccino-espresso machine; makeup mirrors and hair dryers in both bathrooms, smoke and CO2 detectors in all rooms. Outdoor chair cushions for fire pit area now kept in storage boxes by swing plus storage area on left side of bungalow (for weather protection).

There is a small 1 bed/1 bath mother-in-law suite/bungalow at rear of property that is NOT part of the house rental, last 12 photos show this bungalow, but it may be available for rent at an additional cost if you need more space. This has 3 rooms with total approx 325 sf - living area/full kitchen and Smart TV, bedroom with queen bed and Smart TV, and bathroom/closet with shower, toilet, washer/dryer and vanity, plus covered deck and outdoor shower with hot/cold water and a small fenced yard for dogs, charcoal grill as well. Ask us for rate that is charged separately. There may be owners-friends staying in this unit separate from your rental of house but never added renters - they do NOT share any part of house amenities but do have to walk on north side of house thru gate to get to the bungalow. New mini split AC-heat unit installed May 2021. This has a ground coffee brewer and a Keurig K-cup machine plus milk frother for cappuccino. If you rent the house you understand there may be people in this bungalow and accept this chance - we will advise when someone is staying there.

There are 2 security cameras outside - 1 on each side of the house aimed to the back yard - they cannot see inside house or into the outside shower, and are there for protection of our property, especially when the house is not occupied. There is also a Ring doorbell at front of the house that looks towards the street. We also now have a 50 amp outlet to run your RV if you are driving one to the beach - is room on south side of house for up to 32' size RV or trailer! 

If more than 2 dogs there is a $42 extra fee per stay for dogs 3-4 (the $84 pet fee only covers first 2 dogs) to also cover extra costs - max 4 dogs. We allow large dogs such as Golden Retrievers, but NO pit bulls or other aggressive breeds are allowed. Cats are NOT allowed under any circumstances! Cleaning fee for all rentals is $300 ($265 plus 12% tax $35).
