2 friends of almost 20 years (Erich and Dave) purchased this house in 2020Â as we wanted a beach house for our families and friends, and to rent when we were not using; wanted to be near the Gulf (1 block), and a house that would allow boats, RVs and dogs (even large breeds like our favorite golden retrievers Biscuit & Angie), Gulf County allows dogs on their beaches at all hours, and no permits are required for guests or owners - just have to be on leashes; walk is only 3 minutes/1 block to the beach - across US 98 but it is a quiet 2 lane road in this area; we supply a 2 person kayak/vests/oars, cart for chairs, chairs, umbrella, float and beach towels - this beach area is much more dog friendly than Walton and Bay counties! we supply 5 bikes plus locks for free also! We manage this property ourselves so are very hands on - no management company is involved!
We renovated kitchen in 2020 adding a door to outside, quartz counters and new large washer-dryer, there is a private outside shower with hot & cold water - so can leave all the sand and salt outside before going in! Smart TV's in all rooms and on outside deck, safe in master closet, wonderful tiki deck upgraded 2021 for entertaining with quartz counter bar, new wooden table, chairs, cushions, bench, upgraded bar stools Mar 2024; fenced back yard for dogs & kids, small wading pool 6 ft x 2 ft deep for kids and just to sit in on a hot day; sleeps 9 combined in 3 bedrooms and living room - max 6 adults and 3 kids. Fire pit area has 8 new blue Adirondack chairs Mar 2024.
Area fishing is great with boat launch a few miles north in Mexico Beach; good restaurants nearby especially 10 miles away in Port St. Joe. Scallop season mid-Aug thru late Sept, tarpon season all summer so come stay with us!
Dave has owned a condo on 30A in Seagrove Beach and managed it 2012-2022 so is experienced in owning and running rental property, and we have been renting this house since Sept 2020.
